ROI Calculator: Investment Property
This is a simple investment analysis spreadsheet to analyze cash flows and ROI for rental properties. It will run for a maximum of 30 years. There are output reports for levered and unlevered scenarios and include IRR, ROI, and Cash-on-Cash. The ROI/CoC is broken into total, annualized, and annualized after initial investment returned.
There is an option to finance some of the purchase price / renovation costs (if applicable) with debt and that debt service shows up in the cash flow.
You can choose a defined exit year and an exit cap rate to drive sales proceeds upon exit. Any remaining debt will be repaid on that exit year.
