This is a self-storage financial model. This model is suitable for the acquisition analysis of the self-storage type of property.

This model is fully flexible for the change of assumptions.

The model presents "if sold" metrics: IRR, Equity Multiple, Cash on Cash. Having "if sold" metrics presented in the model is especially useful as it allows investors to see all the return values at once for each year of the analysis period - 10 years. This method of modeling the returns allows on escaping the need to create sensitivity analysis.

The model provides an opportunity to analyze the refinancing option in any given year of the holding period. Refinancing proceeds are distributed to investors and impact the returns. The holding period for the property can be flexible. The property can be sold earlier than in year 10.

Additionally ROI and Net Profit are presented for the 5th year and 10th year exit.
